The Orange Stain Nobody Can Wash Off
This is the Fuquay-Varina problem, and it is worth leading with because it is the stain people here most often waste money on.
A large share of properties on the outskirts of town, particularly out toward Willow Spring, Kipling, and the Johnston county line, irrigate from a private well. Piedmont well water carries dissolved iron. When it hits air through a sprinkler head, that iron oxidises and deposits on whatever the spray reaches: concrete driveways, walkways, vinyl siding, brick, and fencing. The result is a rust-orange stain, usually in an arc matching the sprinkler throw.
It is a chemical deposit, not soil, and that is the whole point. **No amount of pressure removes it.** People run a rental machine at it for an afternoon, etch the concrete surface, and the stain is still there, now on a rougher surface that holds dirt worse. It needs an oxalic or similar acid-based treatment that dissolves the iron, applied at the right dilution and neutralised afterwards so it does not damage surrounding plants or the concrete itself.
If you have an arc-shaped orange stain on your driveway and a well, that is what it is. Our rust and stain removal service handles it, and the practical fix afterwards is either an iron filter on the irrigation line or repositioning the heads so they stop spraying hard surfaces.
Pine Pollen, and Why Spring Washing Is a Trap
Fuquay-Varina sits in heavy loblolly pine country, and the spring pollen load here is genuinely among the worst in the Triangle. Every year, late March brings a wave of people wanting the yellow film off their house.
The honest advice costs us work: wait. Pine pollen release runs roughly from late March through early May depending on the year. Wash the house in the first week of April and it will be yellow again within days, and you will have paid for a wash that lasted a weekend. There is a genuine exception for anyone with severe allergies who wants the volume down around doors and windows, and for houses being listed for sale, where appearance on a specific date is worth more than durability.
For everyone else, mid-May onward is when a wash actually holds. Pollen itself is a surface film that rinses off easily; it is the algae and mildew underneath it that need the soft wash, and those are not going anywhere between March and May. Booking for late spring also means better availability and less rushed scheduling than the April crush.
Two Downtowns, and a Lot of Brand-New Vinyl
Fuquay-Varina is really two historic centres, Fuquay and Varina, joined into one town, and the building stock reflects that: older masonry and wood around both downtown cores, ringed by a very large volume of new construction.
Those newer subdivisions off NC-55, Judd Parkway, and out toward Sunset Lake are overwhelmingly builder-grade vinyl siding, which is one of the easiest surfaces to wash and the one most often damaged by DIY attempts. Vinyl is thin, it flexes, and the panels are lapped. High pressure aimed upward drives water behind the laps and into the wall cavity and sheathing, where it does not dry. The damage is invisible from outside and shows up later as soft sheathing or interior staining.
Vinyl should be soft washed: chemistry that kills the algae, low pressure, rinsing downward with the lap. It is quick, it is cheap relative to other surfaces, and it is the single most common thing people get wrong with a rented machine. Our guide on the risks of DIY pressure washing covers what the repairs cost.
Wells Mean Water Supply Is Part of the Job
A practical point that affects scheduling on the rural side of town. Pressure washing uses a meaningful volume of water, on the order of four to eight gallons a minute for the duration of the work, and a house wash can run a couple of hours.
On municipal water that is a non-issue. On a private well with a modest pump and pressure tank, sustained draw can outrun recovery, and the symptom is the machine starving mid-job and the pump short-cycling, which is not good for the pump. On smaller or older wells we plan around it: work in stages with recovery gaps, or bring water.
Mention it when you call if you are on a well. It changes nothing about the price in most cases, but it changes how we sequence the day, and it avoids finding out the hard way with the equipment already set up.

We measure the surfaces, check the siding type, roof pitch, and water access, and give you a written price before anything is scheduled. No vague per-hour ranges.
Plan & Protect
You get a clear scope of which surfaces are included and which method each one gets. We pre-wet and rinse the beds, because the cleaning solution will damage plants if nobody manages the runoff.
Right Method, Right Surface
Soft wash on siding, roofs, and wood, where chemistry and dwell time do the work at low pressure. High pressure only on concrete, where it belongs. Wrong pressure on the wrong surface is the expensive mistake.
Final Rinse & Walk-Through
Everything rinsed down, plants flushed again, and a walk-through with you before we leave. If a stain did not come out, we tell you why rather than hoping you do not notice.

Fuquay-Varina Pressure Washing Questions, Answered
Do you serve Fuquay-Varina, or only Garner?
Both. We are based in Garner and Fuquay-Varina is a core service area. We quote homes along the NC-42 and NC-55 corridors.
How much does pressure washing cost in Fuquay-Varina, NC?
A soft wash house washing runs $200 to $300 for a single-story home and $300 to $450 for a two-story, a two-car driveway $130 to $250, and roof cleaning $400 to $700. Rust and irrigation stain removal is quoted separately, depending on the area affected, because it needs different chemistry rather than more time.
There is an orange stain on my driveway that will not come off. What is it?
Almost certainly iron from well-water irrigation. Dissolved iron in the well water oxidises when the sprinkler sprays it into the air and deposits on the concrete, usually in an arc matching the sprinkler throw. It is a chemical deposit, not dirt, so pressure will not remove it no matter how long you run the machine. It needs an acid-based treatment that dissolves the iron, then neutralising.
Should I get my house washed during pollen season?
Generally no. Pine pollen here runs from late March into early May, and a house washed in early April will be yellow again within days. Wait until mid-May and the wash actually holds. The exceptions are a house going on the market, where appearance on a specific date matters, and severe allergy sufferers wanting the volume down around doors and windows.
Can vinyl siding be pressure washed?
It should be soft washed rather than pressure washed. Vinyl is thin and lapped, and high pressure aimed upward drives water behind the panels into the sheathing, where it does not dry. The damage is invisible from outside until it is expensive. Soft washing uses chemistry at low pressure and rinses downward with the lap.
I am on a well. Is that a problem for washing?
Usually not, but tell us when you call. Pressure washing draws four to eight gallons a minute for a sustained period, and a smaller or older well can struggle to keep up, which starves the machine and short-cycles your pump. We plan around it by staging the work with recovery gaps or bringing water.
