Pricing & Booking

How much does a house wash cost in Garner?

Most Garner homes fall between $250 and $450 for a full soft wash. Single-story ranches sit at the low end, larger two-story homes at the high end, and heavy algae, tall gables, or hard-to-reach sections can move the number. We give an exact written price after a quick walk-around, always before work starts. The Garner pricing guide has surface-by-surface numbers.

How much does driveway cleaning cost?

Concrete cleaning in Garner typically runs $0.15 to $0.45 per square foot depending on size, staining, and access. A typical two-car driveway lands around $192. Red clay staining, oil spots, and rust are treated separately with dedicated chemistry, which we price during the walk-around.

How much does roof cleaning cost, and why is it soft wash only?

Roof cleaning is priced by roof size, pitch, and streak coverage; most Garner roofs quote in the same conversation as a house wash. The method is always low-pressure soft washing, because a pressure washer strips the protective granules off asphalt shingles, shortens their life, and voids most manufacturer warranties. The detergent kills the Gloeocapsa magma algae at the root and the streaks fade and rinse away.

Do you require a deposit? When do I pay?

No deposit for standard residential work. You approve an exact written price before we start, we do the work, we walk the property with you (or send photos if you are out), and you pay after the final walk-through. Card, check, and common digital payments all work.

Methods & Safety

Is the detergent safe for my plants and pets?

Yes, with the right process. We pre-wet landscaping and beds before applying anything, use dilutions matched to each surface, and rinse plants thoroughly afterward so nothing dries on the leaves. Keep pets inside during the wash; everything is safe once surfaces are rinsed. Tell us about ponds, vegetable gardens, or sensitive plantings and we will tarp or adjust.

Do you use my water, or bring your own?

We run from your outdoor spigot, which is standard for residential exterior cleaning. A full house wash uses roughly what a few loads of laundry would, a few dollars on a typical Garner water bill. If your spigot is weak or disconnected, mention it when you book and we will plan around it.

How long does a job take?

A typical house soft wash takes 2 to 4 hours. A two-car driveway runs 1 to 2 hours, roofs 2 to 4 depending on pitch and coverage, and combined house-plus-driveway visits usually finish inside a morning or an afternoon. You do not need to be home for most of it.

Can you wash my deck or fence, and can you prep it for stain?

Yes. Wood gets low, wood-safe pressure and cleaners that lift mildew, algae, and gray weathering without furring up the grain. If you plan to stain or seal, tell us: washing is the correct first step, and we leave the wood clean, bright, and ready. Wood needs a few dry days after washing before stain goes on.

What is gutter brightening, and is it the same as gutter cleaning?

They are different jobs. Gutter cleanout means removing leaves and debris from inside the gutter so water flows. Gutter brightening treats the outside faces, where black tiger stripes form from asphalt runoff and oxidation electrostatically bonded to the aluminum. Pressure alone will not remove the stripes; brightening uses dedicated chemistry. We offer both, together or separately.

Stains, Algae & Garner Specifics

Can you remove red clay stains from concrete and siding?

Usually, yes. Wake County red clay stains with iron oxides, which behave like rust and laugh at plain pressure. Clay splash on foundations, curbs, and garage aprons gets a pre-treatment before the surface cleaner pass, and set-in orange staining gets the same specialty chemistry we use for rust removal. It is the most Garner problem there is.

The green algae came back after my last wash. Why?

Almost always because it was blasted, not treated. High pressure knocks the surface layer off vinyl and leaves the roots, so the film regrows in months. A soft wash detergent kills the growth itself, which keeps siding clean far longer. In Garner’s humid climate, an annual wash is the realistic prevention schedule; shaded, north-facing walls under the tree canopy regrow fastest.

When is the best time of year to wash in Garner?

Late spring, after the April pine pollen drops. One visit clears the yellow pollen film and the winter’s algae growth in a single wash. Fall is the second-best window, ahead of holiday guests and before winter grime sets in. We wash year-round except in freezing temperatures.

My HOA sent a letter about my siding or driveway. Can you help?

Yes, and it is one of the most common calls we get from the newer subdivisions off White Oak Road, NC-42, and the US-70 corridor. Send us the letter and we will quote exactly what it asks for, usually a house soft wash plus a driveway cleaning, and work from its checklist so you pass reinspection the first time.

Can you remove rust stains from concrete or brick?

Most of the time, yes. Rust from irrigation water, fertilizer granules, metal furniture, and battery acid needs specialty acid-side chemistry, not pressure, which only fades it and etches the concrete around it. We treat, dwell, and rinse, and we will tell you honestly beforehand if a stain has penetrated too deep to fully disappear.

Commercial & Service Area

Do you handle commercial properties?

Yes. Storefronts, sidewalks, drive-thrus, dumpster pads, and building exteriors for Garner businesses, including the White Oak Crossing area and Historic Downtown on Main Street. We schedule after hours so washing never happens over your customers, and we set up recurring maintenance plans for properties that need to stay presentable year-round.
