Pressure Washing in Holly Springs, NC's New Neighborhoods
Holly Springs began, in the town's own history, as one square mile with 218 residents; it now covers 19.88 square miles and about 47,321 people. Its water comes from the Cape Fear River through Harnett Regional Water, and its Water Shortage Response Plan ties each drought stage to a declaration by Harnett County. A wash here starts from those two facts: much of the housing is new, and the rule that governs outdoor water use is the town's own plan.

From One Square Mile to 19.88: How Holly Springs Grew
The Town of Holly Springs tells its own growth story on its history page, "2000-Today: Growing & Thriving": a town that started at one square mile and 218 residents and now covers 19.88 square miles with approximately 47,321 residents. The town's demographics page puts average annual growth over the past ten years at about 6 percent. The Census Bureau's 2025 estimates, as Carolina Demography at UNC-Chapel Hill reported them on 27 May 2026, put Holly Springs past 50,000 residents that year, one of four Triangle municipalities to cross a population milestone in 2025.
A town growing at about 6 percent a year has a lot of recent siding and recent roofs. Recent siding is still a soft wash job. On vinyl, a soft wash house washing applies a cleaning solution at low pressure, lets it work, and rinses, because high pressure aimed upward can force water behind the laps. On fiber cement, James Hardie tells owners not to use bleach or acid on its siding, so a quote for a fiber cement house should name a cleaner the manufacturer allows and a low-pressure rinse.
The black streaks that appear on asphalt shingle roofs are algae, and the Asphalt Roofing Manufacturers Association says there is no evidence that the algae damages shingles; the streaks are cosmetic. That makes the choice simple: if the streaks bother you, a roof soft wash clears them at low pressure, and a roof is never pressure washed.
Cape Fear River Water and the Utley Creek Plant
The town's Utilities page says water and wastewater service is provided through Harnett Regional Water, with water drawn from the Cape Fear River, and that the town can acquire up to 10 million gallons a day. Wastewater goes the other way, to the town's own Utley Creek Water Reclamation Facility, which the same page gives a current capacity of 6.0 million gallons a day.
Because the water arrives through Harnett, the town's Water Shortage Response Plan (January 2024) is written around Harnett County's declarations: "When a stage 1 water shortage alert is declared by Harnett County, the director is empowered to declare" the town's own Stage 1 measures, and the same wording repeats for Stages 2 through 4. The plan's table of restrictions lists pressure washing as allowed in Stage 0 and Stage 1 and not allowed in Stages 2, 3 and 4. The Stage 1 text agrees: "During a stage 1 water shortage alert, no other uses of water are restricted" beyond the irrigation schedule it sets. The Stage 2 text makes it unlawful to wash down driveways, sidewalks, patios and the exteriors of homes, and adds that "any person regularly engaged in the business of washing such areas shall be permitted to use water for such purposes"; whether a given contractor falls within that is a question for the town, and a homeowner should ask any contractor how the rule applies before booking in Stage 2. Stage 3 permits outdoor use of treated water only for fire suppression, health and safety emergencies, or the town's own system maintenance.
On 27 September 2026 the town's Drought Conditions page read: "The Town is not under water restrictions at this time," crediting recent rainfall. That page is where to check the current stage. The guide to pressure washing and water restrictions sets the Holly Springs plan beside the rules for the other towns this site covers.
Mims Park Springs, Sugg Farm and Shaded Lots
The springs in the town's name are still there. The town's Downtown Holly Springs page describes Mims Park as a 17-acre wooded area downtown with rolling hills, natural springs and the historic gravesite of G.B. Alford, the town's founder.
Sugg Farm, which the town runs as part of Bass Lake Park, is 117 acres of pastures and woods on Grigsby Avenue, held under a conservation easement with the Triangle Land Conservancy, with a dog park, an archery field, a community garden and a nature trail, in the town's own description. The town's parks listing also names Jones Park, Veterans Park, Womble Park and the North Main Athletic Complex.
Wooded parkland and mature trees bring shade, and shade is what the algae on siding and roofs needs: a wall that stays damp for hours after rain grows green faster than one in full sun. That is a property-by-property matter, not a rule for any neighborhood, and it affects how soon a house wants cleaning more than how it is cleaned. The north and shaded sides of a house get the same low-pressure soft wash as the sunny sides; they simply show growth sooner.
Main Street and the Downtown Village District
The town's Downtown Holly Springs page describes the Downtown Village District around Main Street: Town Hall, the Holly Springs Cultural Center, a Wake County library branch and about 60 businesses, with a Saturday farmers market, the International Food Festival and the Happy Holly Days parade. The town also runs a Downtown Investment Grant Policy that offers case-by-case help with infrastructure and fees to businesses that build or renovate downtown.
Storefronts, sidewalks and dumpster pads downtown are commercial flatwork. Commercial pressure washing is priced from the cost page's commercial band, $0.10 to $0.30 per square foot, after a walk-through of the property. A building front gets the method its surface calls for: low pressure on painted or sided walls, higher pressure only on concrete.
For homes, the Garner cost table gives the planning ranges: a single-story house wash $200 to $300, a two-story house wash $300 to $450, a two-car driveway $130 to $250, a roof soft wash $400 to $700, and gutter brightening $75 to $200. A two-story house sits in the higher band because there is more surface and more reach work. Every job gets its own written price before anything starts.

We measure the surfaces, check the siding type, roof pitch, and water access, and give you a written price before anything is scheduled. No vague per-hour ranges.
Plan & Protect
You get a clear scope of which surfaces are included and which method each one gets. We pre-wet and rinse the beds, because the cleaning solution will damage plants if nobody manages the runoff.
Right Method, Right Surface
Soft wash on siding, roofs, and wood, where chemistry and dwell time do the work at low pressure. High pressure only on concrete, where it belongs. Wrong pressure on the wrong surface is the expensive mistake.
Final Rinse & Walk-Through
Everything rinsed down, plants flushed again, and a walk-through with you before we leave. If a stain did not come out, we tell you why rather than hoping you do not notice.

Holly Springs Pressure Washing Questions, Answered
Holly Springs gets its water through Harnett County. Does a Garner-based site still cover it?
Yes. The water supplier has no bearing on the service area: Holly Springs is in the area this site covers, from Main Street downtown to the newer neighborhoods around it.
What does a two-story house wash cost in Holly Springs?
The Garner cost table puts a two-story house wash at $300 to $450 and a single-story one at $200 to $300. A two-car driveway runs $130 to $250, a roof soft wash $400 to $700, and gutter brightening $75 to $200. Each Holly Springs quote comes back as a written figure before work begins.
Does a Holly Springs Stage 1 water alert stop pressure washing?
Not under the town's Water Shortage Response Plan. Its table lists pressure washing as allowed in Stage 1, and the Stage 1 text says no other uses of water are restricted beyond the irrigation schedule. From Stage 2 on the table lists it as not allowed, with the Stage 2 text's exception for a person regularly engaged in the business of washing; ask the town and any contractor how that applies. Check the town's Drought Conditions page for the current stage.
My house has fiber cement siding. Can it be soft washed?
Yes, at low pressure and with the right cleaner. James Hardie says not to use bleach or acid on its fiber cement siding, so the quote should name a cleaner the manufacturer allows. Fiber cement gets a low-pressure rinse, not a blast.
My lot backs onto woods and stays shaded most of the day. Does that change anything?
It can change how soon the house wants washing more than what it costs. Shade keeps siding and roof surfaces damp longer after rain, which is what algae needs, so a shaded wall can show green sooner than a sunny one on the same street. The method is the same low-pressure soft wash either way.
